Do you offer individual leases & co-living?
We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared commons spaces). We offer a single lease with everyone 18 years and older on the same lease.
Do you accept Section 8 vouchers?
Yes, anyone that qualifies can live here.
Are utilities included?
No. Metered water (includes $6.50 service fee), valet trash service $25.00, pest control $5.00, and minimal % of common electric are included on the Conservice statement with rent monthly.
Is renter's insurance required?
Yes. We have partnered with eRenter’s https://www.erenterplan.com/Home or you may choose your own.
Can the apartment be sublet or listed on short-term rental platforms like AirBnB or VRBO?
Apartments cannot be sublet or listed on short-term rental platforms such as Airbnb or VRBO.
What are your move-in fees?
Each application is $75 is required to complete the application. A deposit of $200 is required at move in. The full required deposit amount will be determined by the credit and background screening process. If more than one applicant is applying the screening process for both is combined. An Administrative Fee of $150 is due at move in.
What are the hours of the clubhouse?
Monday-Friday 9am-6pm Saturday 10am-5pm Same as Office Hours. (Unless posted differently on front door)
What are the hours for the fitness center?
24/7
What are the hours for the pool? Is it open seasonally?
10am-10pm, Our pool is a standard chlorine pool and will be open during the summer season.
What are the hours for the pool? Is it open seasonly?
The hours for the pool are 10:00AM - 10:00PM and the pool is open during the summer season based on weather conditions. Contact the leasing office to confirm availability.
Is the apartment set up for working remotely?
Yes, all you will need to do is call the internet provider to set up service.
Are apartments internet/cable ready? Is there a separate charge? How do I set it up?

How do I get my packages/do you have package lockers?
We have a 24/7 package locker system (Parcel Pending) in the clubhouse. Delivery couriers have access to this room during office hours. We request large furniture to be delivered directly to your front door.
Are BBQ grills available?
Yes, we have a gas grill in the pool area. We also allow residents to grill at the end of their driveway (10ft from the building) as long as it is not stored outside when it is not in use.
Do you offer valet trash service and/or recycling?
Yes, we have Valet Living Doorstep Trash service 3 times a week in the evening. We also have a recycling bin also on property.
What is the smoking policy?
Allowed, resident is responsible for any needed smoke remediation.
What is the parking situation?
Every apartment home comes with an attached garage! Larger apartment homes come with an attached two car garage. Many apartment homes come with driveway space as well. We also have additional first come first serve parking between each building.
Do you allow pets; if so, do you have pet amenities?
Yes, we allow cats and dogs. We do not allow pets that require heating lamps or aquariums. For cats and dogs we allow maximum of two pets. No weight restriction. Pet rent is $25 for each pet. So, for two pets it would be $50 monthly. At move-in for each pet there is a pet privilege fee of $200.00 and a pet deposit of $200.00. So, for two pets it would be a pet privilege fee of $400.00 and a deposit of $400.00. We require all residents to be registered on Petscreening.com.
Our community was designed with people who rent with pets in mind. A maximum number of two (2) pets are permitted per apartment unit provided the required pet deposit, pet fee and monthly pet rent is paid. Pet restrictions on all aggressive breeds including, but not limited to the following breeds, Akita Inu, Alaskan Malamutes, American Bandogge, American Bulldog, Basenji, Boew Boel, Bull Terrier, Cane Corso, Caucasian, Chow, Doberman Pinschers, Dogo Argentino, Fila Brasileiro, German Shepherd, Great Dane, Gull Dong, Huskies, Perro de Presa Canario, Pitbull, Rhodesian Ridgeback, Rottweiler, Saint Bernard, Tosa Inu, Staffordshire Terriers, Dobermans, Wolf Mixes, and any mixes thereof. Other animals, including but not limited to the following are not permitted as pets at this Community: Poisonous Animals (i.e. spiders, snakes); and/or, other Exotic Animals (i.e. primate, iguana, ferret, sugar gliders, snakes). For more comprehensive literature regarding this Community’s pet policies, please inquire with a leasing representative.

How far is it to the nearest airport or train station?
Kansas City International Airport is less than 10 miles away!
Are you near any transportation routes? Which ones?
No. Closest bus stop is on NW Barry Rd and N Line Creek Pkwy
Are there walking/biking trails near the community?
Very! Yes, we have our own walking trail that goes around our property that is just a little short of a mile. Also, just south of our property is Line Creek Trail and the 152 Trail. They are both wide cement paved trails surrounded by beautiful, wooded scenery.
Are the apartments furnished?
We are able to provide a quote for a furnished home through GoRoverGo.com.
Do the apartments have air conditioning?
Yes
When were these apartments built? Have there been any renovations?
Our community was completed in 2002 and we are continually renovating and updating our homes and grounds.
What type of flooring do the apartments have?
Carpet throughout and faux wood planking in kitchen and laundry room.
What kind of appliances and features does the kitchen have?
Gourmet kitchens with custom cabinetry and built-in microwaves, dishwasher, stove and refrigerator.
Are washers and dryers available? Are they in the apartment? What kind?
Each apartment home comes with in home washer and dryer connections, select homes include washer and dryer. Must call or visit to find out about a specific apartment home. They are basic GE washers and dryers.
